The proposal consisted of an L-shaped rear extension with internal reconfiguration.
Due to overlooking rules, the depth of the rear extension had to be limited in the proximity to the adjoining properties, therefore extra depth was obtained by adding a projecting section in line with the middle axis of the garden.

THE SETUP
“You have to figure out how to rebuild a life worth living,” Basia Kozub’s client says. Her husband passed away suddenly three years ago. Holidays with family became more important, and she found herself struggling with a 37-year old kitchen that was falling apart. “I made a decision to move forward,” she says. “I went, ‘You know what? I’m redoing the kitchen.'”
The big task of getting started was as easy as having a conversation – literally. Basia was on the job, helping the client sort through priorities, wishes and ideas. Basia’s client is 5′ 4″, likes keeping an eye on the kiddoes in the backyard and wanted certain things to have their own place.
THE REMODEL
The objectives were:
Enlarge and open the space
Find a classic look that incorporates blues
Upgrade to easy-to-use appliances
Hide an office space within the space
Ample storage for dishes
Design challenges:
Uneven window alignment on the back wall
Original kitchen smaller than desired, stuctural concerns if walls to be moved
Keep folks close – figure out seating for entertaining
Main sink in corner is ideal, but windows are hard to reach
Lots of storage needed for dishes, glass collection, pantry items, bar bottles and office supplies
Specific storage needs for oft-used spices and utensils
THE RENEWED SPACE
Design solutions:
Replace back wall windows, establish window size continuity
Take out two walls to open up the space, tall shallow cabinet and a tall filler added to conceal a new header
Large island that seats six easily
Custom corner sink cabinet with recessed edge allows vertically challenged homeowner to reach the windows
Mindful storage planning features: plenty of cabinets, pull-out bar bottle storage, file drawers & cubbies with pocket doors for office appliances, magic corner pullouts, and appliance garages with pocket doors
Shelf behind range for easy access to daily-use spices and oils. Also: spice and utensil pullouts on either side of range
The clients says every priority and wish box got checked. The highly functional design absorbed everything that used to be in that area of the house, but now those things are out of the way.
“In the past, we were all spread out when we gathered for the holidays, because we had to spread out. Now, we’re all in here together, including my 92-year old mother. We’re visiting, cooking, laughing… everyone is here. And I’m really learning how to use these appliances. This kitchen has given me a whole new life.”

This 1,650 sf beach house was designed and built to meed FEMA regulations given it proximity to ocean storm surges and flood plane. It is built 5 feet above grade with a skirt that effectively allows the ocean surge to flow underneath the house should such an event occur.
The approval process was considerable given the client needed natural resource special permits given the proximity of wetlands and zoning variances due to pyramid law issues.
Horizon Homes
The award-winning Jack’s Point is our new display home at the HomeQuest Village in Bella Vista. At the 2023 HIA awards, Horizon Homes won both Display Home of the Year, and Best Display Home in its category - Display Homes over $1m.
When we built this home, we wanted a design that would be contemporary, but still fit comfortably in the traditional style streetscapes of the suburbs that we typically build in – the North Shore, Northern Beaches and Canada Bay areas.
The natural finishes of timber, stone and metal gives this home an organic look and feel. The façade design and finishes provide the beautiful mix of material choices. Modern brickwork meshes with charred hardwood timber cladding, castellated style garage door, and a first-floor natural garden bed.
Natural American Oak timber flooring leads from the entry lead to the lounge, which features an impressive yet functional wall-hung fireplace with an exposed metal flue.
The staircase provides a wonderful aesthetic but also acts to create distinct spaces in an otherwise open space. It is constructed from American Oak treads, steel and glass and allows natural light through to the living areas.
Large format porcelain tiles provide a seamless finish to the remaining living areas and carry through to the alfresco kitchen and dining area.
The kitchen and pantry provide beautifully finished modern workspaces with the mix of marble / granite and Corian finishes. The marble fluting on the island ends elevates the benchtop from the purely practical, to an elegant design feature.
As with all Horizon Homes builds, the alfresco area was important. It has been designed to enhance natural light in the home, as well as providing flexible living spaces. The upper floor comprises of four bedrooms, main bathrooms, two ensuites and a private lounge space adjacent to the master bedroom. This overlooks the rooftop garden bed. The feature panelling to all bedrooms and hallway that so caught the judges’ attention provide this home with the warm cosy feel.
Like all of our custom designs, the display home was designed to maximise quality light, airflow and space for the block it was built on. We invite you to visit Jack’s Point and we hope it inspires some ideas for your own custom home.

A captivating transformation in the coveted neighborhood of University Park, Dallas
The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance.
Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself.
To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character.
The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art.
The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality.
This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results.
The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration.
Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality.
The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape.
Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter.
In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. It serves as a testament to the power of design and the transformative impact it can have on a home and its inhabitants.
