This apartment combination connected upper and lower floors of a TriBeCa loft duplex and retained the fabulous light and view along the Hudson River. In the upper floor, spaces for dining, relaxing and a luxurious master suite were carved out of open space. The lower level of this duplex includes new bedrooms oriented to preserve views of the Hudson River, a sauna, gym and office tucked behind the connecting stair’s volume. We also created a guest apartment with its own private entry, allowing the international family to host visitors while maintaining privacy. This project combines the original bedroom, small bathroom and closets into a single, open and light-filled space. Once stripped to its exterior walls, we inserted back into the center of the space a single freestanding cabinetry piece that organizes movement around the room. This mahogany “box” creates a headboard for the bed, the vanity for the bath, and conceals a walk-in closet and powder room inside. While the detailing is not traditional, we preserved the traditional feel of the home through a warm and rich material palette and the re-conception of the space as a garden room. We were called in to update the 80s master bathroom with a carpet, large built-in tub that took up a lot of space and was hardly used, and cabinetry that needed improved functionality. The goal of this project was to come up with a new layout to include, among other things, a makeup area for her and a freestanding tub, and design a sophisticated spa-retreat for the owners.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

This house was designed as a second home for a Bay Area couple as a summer retreat to spend the warm summer months away from the fog in San Francisco. Built on a steep slope and a narrow lot, this 4000 square foot home is spread over 3 floors, with the master, guest and kids bedroom on the ground floor, and living spaces on the upper floor to take advantage of the views. The main living level includes a large kitchen, dining, and living space, connected to two home offices by way of a bridge that extends across the double height entry. This bridge area acts as a gallery of light, allowing filtered light through the skylights above and down to the entry on the ground level. All living space takes advantage of grand views of Lake Washington and the city skyline beyond. Two large sliding glass doors open up completely, allowing the living and dining space to extend to the deck outside. On the first floor, in addition to the guest room, a “kids room” welcomes visiting nieces and nephews with bunk beds and their own bathroom. This luxurious spa-like bathroom was remodeled from a dated 90's bathroom. The entire space was demolished and reconfigured to be more functional. Walnut Italian custom floating vanities, large format 24"x48" porcelain tile that ran on the floor and up the wall, marble countertops and shower floor, brass details, layered mirrors, and a gorgeous white oak clad slat walled water closet. This space just shines!

Our client’s main bathroom boasted shades of 1960 yellow through-out. From the deep rich colour of the drop-in sinks and low profile bathtub to the lighter vanity cupboards and wall accessories to pale yellow walls and even the subdued lighting through to veining in the old linoleum floor and tub wall tiles. High gloss Carrara marble 24”x48” tiles span from the tub to the ceiling and include a built-in tiled niche for tucked away storage, paired with Baril brushed nickel Sens series shower fixtures and Fleurco 10mm shower doors. The same tiles in the shower continue onto the floor where we installed Schluter Ditra In-Floor Heat with a programmable thermostat. Custom cabinetry was built to allow for the incorporation of a sit-down make-up between his and her double bowl sinks as well as a tall linen tower with cupboards and drawers to offer lots of extra storage. Quartz countertops with undermount sinks and sleek single handle faucets in a subdued brushed nickel hue complete the look. A custom mirror was made to span the full length of the vanities sitting atop the counter backsplash.

This bathroom was part of a primary suite renovation including the bedroom and dressing room that was redesigned to accommodate Aging in Place and a client who uses a cane or wheelchair. All three rooms were designed with Universal Design and ADA standards in mind, and tailored to accommodate the particular physical limitations of our client.
