This 1933 Wauwatosa basement was dark, dingy and lacked functionality. The basement was unfinished with concrete walls and floors. A small office was enclosed but the rest of the space was open and cluttered. The homeowners wanted a warm, organized space for their family. A recent job change meant they needed a dedicated home office. They also wanted a place where their kids could hang out with friends. Their wish list for this basement remodel included: a home office where the couple could both work, a full bathroom, a cozy living room and a dedicated storage room. This basement renovation resulted in a warm and bright space that is used by the whole family. Highlights of this basement: - Home Office: A new office gives the couple a dedicated space for work. There’s plenty of desk space, storage cabinets, under-shelf lighting and storage for their home library. - Living Room: An old office area was expanded into a cozy living room. It’s the perfect place for their kids to hang out when they host friends and family. - Laundry Room: The new laundry room is a total upgrade. It now includes fun laminate flooring, storage cabinets and counter space for folding laundry. - Full Bathroom: A new bathroom gives the family an additional shower in the home. Highlights of the bathroom include a navy vanity, quartz counters, brass finishes, a Dreamline shower door and Kohler Choreograph wall panels. - Staircase: We spruced up the staircase leading down to the lower level with patterned vinyl flooring and a matching trim color. - Storage: We gave them a separate storage space, with custom shelving for organizing their camping gear, sports equipment and holiday decorations. CUSTOMER REVIEW “We had been talking about remodeling our basement for a long time, but decided to make it happen when my husband was offered a job working remotely. It felt like the right time for us to have a real home office where we could separate our work lives from our home lives. We wanted the area to feel open, light-filled, and modern – not an easy task for a previously dark and cold basement! One of our favorite parts was when our designer took us on a 3D computer design tour of our basement. I remember thinking, ‘Oh my gosh, this could be our basement!?!’ It was so fun to see how our designer was able to take our wish list and ideas from my Pinterest board, and turn it into a practical design. We were sold after seeing the design, and were pleasantly surprised to see that Kowalske was less costly than another estimate.” – Stephanie, homeowner

Our clients had significant damage to their finished basement from a city sewer line break at the street. Once mitigation and sanitation were complete, we worked with our clients to maximized the space by relocating the powder room and wet bar cabinetry and opening up the main living area. The basement now functions as a much wished for exercise area and hang out lounge. The wood shelves, concrete floors and barn door give the basement a modern feel. We are proud to continue to give this client a great renovation experience.

Lexington Modern Home
Lexington Modern Home
ZeroEnergy DesignZeroEnergy Design
ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Remodeling an existing 1940s basement is a challenging! We started off with reframing and rough-in to open up the living space, to create a new wine cellar room, and bump-out for the new gas fireplace. The drywall was given a Level 5 smooth finish to provide a modern aesthetic. We then installed all the finishes from the brick fireplace and cellar floor, to the built-in cabinets and custom wine cellar racks. This project turned out amazing!
