OVERVIEW Set into a mature Boston area neighborhood, this sophisticated 2900SF home offers efficient use of space, expression through form, and myriad of green features. MULTI-GENERATIONAL LIVING Designed to accommodate three family generations, paired living spaces on the first and second levels are architecturally expressed on the facade by window systems that wrap the front corners of the house. Included are two kitchens, two living areas, an office for two, and two master suites. CURB APPEAL The home includes both modern form and materials, using durable cedar and through-colored fiber cement siding, permeable parking with an electric charging station, and an acrylic overhang to shelter foot traffic from rain. FEATURE STAIR An open stair with resin treads and glass rails winds from the basement to the third floor, channeling natural light through all the home’s levels. LEVEL ONE The first floor kitchen opens to the living and dining space, offering a grand piano and wall of south facing glass. A master suite and private ‘home office for two’ complete the level. LEVEL TWO The second floor includes another open concept living, dining, and kitchen space, with kitchen sink views over the green roof. A full bath, bedroom and reading nook are perfect for the children. LEVEL THREE The third floor provides the second master suite, with separate sink and wardrobe area, plus a private roofdeck. ENERGY The super insulated home features air-tight construction, continuous exterior insulation, and triple-glazed windows. The walls and basement feature foam-free cavity & exterior insulation. On the rooftop, a solar electric system helps offset energy consumption. WATER Cisterns capture stormwater and connect to a drip irrigation system. Inside the home, consumption is limited with high efficiency fixtures and appliances. Having been neglected for nearly 50 years, this home was rescued by new owners who sought to restore the home to its original grandeur. Prominently located on the rocky shoreline, its presence welcomes all who enter into Marblehead from the Boston area. The exterior respects tradition; the interior combines tradition with a sparse respect for proportion, scale and unadorned beauty of space and light. This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

This client sent us a photo of a railing they liked that they had found on pinterest. Their railing before this beautiful metal one was wood, bulky, and white. They didn't feel that it represented them and their style in any way. We had to come with some solutions to make this railing what is, such as the custom made base plates at the base of the railing. The clients are thrilled to have a railing that makes their home feel like "their home." This was a great project and really enjoyed working with they clients. This is a flat bar railing, with floating bends, custom base plates, and an oak wood cap.

These homeowners are well known to our team as repeat clients and asked us to convert a dated deck overlooking their pool and the lake into an indoor/outdoor living space. A new footer foundation with tile floor was added to withstand the Indiana climate and to create an elegant aesthetic. The existing transom windows were raised and a collapsible glass wall with retractable screens was added to truly bring the outdoor space inside. Overhead heaters and ceiling fans now assist with climate control and a custom TV cabinet was built and installed utilizing motorized retractable hardware to hide the TV when not in use. As the exterior project was concluding we additionally removed 2 interior walls and french doors to a room to be converted to a game room. We removed a storage space under the stairs leading to the upper floor and installed contemporary stair tread and cable handrail for an updated modern look. The first floor living space is now open and entertainer friendly with uninterrupted flow from inside to outside and is simply stunning.
