Traditional Kitchen Remodeled for Cooking and Entertaining
The homeowners of this Encino residence loved to cook and entertain. But their kitchen was dark and cramped with limited storage, minimal counter space and a small breakfast room. The adjacent family room was dominated by outdated dark wood walls and a bar which was never used.
Their design objective was to create a casually elegant kitchen and family room space where they could cook, entertain and enjoy time together.
To achieve this, the wall between the family room and kitchen was opened, the kitchen layout restructured, and new skylights and pantry added.
The family now enjoys an open, bright and airy kitchen/family room with increased storage and cooking surfaces, updated appliances, beautiful marble and granite counters, mother-of-pearl tiled walls and new hardwood floors.

This project was a kitchen remodeling of a 1970s tract home. Originally, the kitchen had dark cabinetry that awkwardly divided the room, stark white laminate countertops, and a busy wallpaper pattern. The hall area next to the kitchen was a tangle of multiple doorways leading to a family room, a dining room, a laundry room, and a pantry closet that created visual confusion. So we removed two of the kitchen's walls to open the room up to the family room.The former laundry room, now illuminated by three large windows, became a casual eating area, while the family room remained on the other side of the new kitchen. Oak floors, biscuit-colored walls and white woodwork connect the three areas of this 40-foot-long room. Though the kitchen and family room cabinetry is painted, we had the breakfast area piece done in knotty pine. Soapstone countertops mixed with stainless steel appliances give the room a feeling of traditional design with a clean modern.
The island is magic because they separate the space
into the 'cook's area' and the 'spectators' area. This allows the cook to work without people getting in the way, while still staying connected to everyone.
The island includes a double undermount sink, faucet and hot-water dispenser, as well as drawers designed for plate storage. A dishwasher and warming drawer are also conveniently located in tl1e island.

This family room is perfect and quaint. It's clean lines and sophistication makes it a jewel. This space may look small, with this sectional and nice size side chair gives more than enough seating. Love adding these pops of colors for pillows,along with the unique faux animal Hyde fabric, what fun. The stone brings a natural out doors look into this family room. Again the large picture windows open this space up where one can see the picturesque views.

House was designed after the original 1770's house on the property. Home was designed to be a formal house but was now being used as a weekend retreat. Ann Kenkel had to decorate the house in a manner which was coastal enough so owner's felt like they were on vacation yet formal enough for the style of the house.
AK found the house filled with wallpaper from the 1980's. Wallpaper from every room was removed and all trim had to be painted a neutral color.
The formal dining room only had one entry. AK opened up a second entry into the dining room which provided a view of the Chesapeake Bay.

The design objective was to build a house for a couple recently married who both had kids from previous marriages. How to bridge two families together?
The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot.
Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

A sculptural statement in its own right, this concrete-and-glass “Gallery House” was designed to showcase the owners’ art collection as well as the natural landscape. The architecture is truly one with its site: To the east, a sheltering wall echoes the curve of a crowded cul-de-sac, while to the west, the design follows the sweeping contours of the cliff—ensuring privacy while maximizing views. The architectural details demanded flawless construction: Windows and doors stretch floor-to-ceiling, and minimalist reveals define the walls, which “float” between perfect shadow lines in the long T-shape foyer. Ideal for entertaining, the layout fosters seamless indoor-outdoor living. Amenities include four pocketing glass walls, a lanai with heated floor, and a partially cantilevered multi-level terrace. The front courtyard sequesters a frameless glass entry. From here, sight lines stretch through the house to an infinity pool that hovers between sky and sea.

Contemporary Ranch with a Southwest flair. This ranch home brings together all the styles this couple loves. The home has a separate casita with two bedrooms including ensuite baths as well as a casita kitchen and living area with a private patio for guests and family member visits. A stunning infinity pool takes advantage of the hill country vistas. Livestock including zebras, jackstock and longhorn cattle can often be seen from the pool and wrap around patio outdoor kitchen.
This modern ranch home also has an open floor plan including an expansive family room, chefs' kitchen, bar & game room, offices for both owners and all the luxuries of an upscale urban home.

COOL & DRY. A standing seam metal roof offers another long lasting, low-maintenance option while securing a tight building envelope. A stainless railing and slate flagstone stoop continues the cool-tone material palette. A new aluminum-frame glass door and oversized transom reveal a stunning view straight through to the back yard. Updated fixtures highlight the home’s contemporary, clean lines.
