This home’s kitchen isn’t large and needed to somehow hold a mudroom area as the detached garage enters into the space. I carefully planned out all storage needs and we were able to add a wide, double door cabinet closet by the back door. The upper area holds coats and clutter. The lower doors have hooks and boot trays for backpacks and shoes. Paneling the Subzero fridge helps with softening the weight of the large appliance, as does the panel on the dishwasher. Little details like the skirt on the toe area and the beautiful hood and island posts make this smaller work space truly special!

By taking over the former butler's pantry and relocating the rear entry, the new kitchen is a large, bright space with improved traffic flow and efficient work space.

DOWNLOAD NOW   Working with this Glen Ellyn client was so much fun the first time around, we were thrilled when they called to say they were considering moving across town and might need some help with a bit of design work at the new house. The kitchen in the new house had been recently renovated, but it was not exactly what they wanted. What started out as a few tweaks led to a pretty big overhaul of the kitchen, mudroom and laundry room. Luckily, we were able to use re-purpose the old kitchen cabinetry and custom island in the remodeling of the new laundry room — win-win! As parents of two young girls, it was important for the homeowners to have a spot to store equipment, coats and all the “behind the scenes” necessities away from the main part of the house which is a large open floor plan. The existing basement mudroom and laundry room had great bones and both rooms were very large. To make the space more livable and comfortable, we laid slate tile on the floor and added a built-in desk area, coat/boot area and some additional tall storage. We also reworked the staircase, added a new stair runner, gave a facelift to the walk-in closet at the foot of the stairs, and built a coat closet. The end result is a multi-functional, large comfortable room to come home to! Just beyond the mudroom is the new laundry room where we re-used the cabinets and island from the original kitchen. The new laundry room also features a small powder room that used to be just a toilet in the middle of the room. You can see the island from the old kitchen that has been repurposed for a laundry folding table. The other countertops are maple butcherblock, and the gold accents from the other rooms are carried through into this room. We were also excited to unearth an existing window and bring some light into the room. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Kitchens are magical and this chef wanted a kitchen full of the finest appliances and storage accessories available to make this busy household function better. We were working with the curved wood windows but we opened up the wall between the kitchen and family room, which allowed for a expansive countertop for the family to interact with the accomplished home chef. The flooring was not changed we simply worked with the floor plan and improved the layout.

Renovated kitchen with distressed timber beams and plaster walls & ceiling. Huge, custom vent hood made of hand carved limestone blocks and distressed metal cowl with straps & rivets. Countertop mounted pot filler at 60 inch wide pro range with mosaic tile backsplash.

This spacious kitchen with beautiful views features a prefinished cherry flooring with a very dark stain. We custom made the white shaker cabinets and paired them with a rich brown quartz composite countertop. A slate blue glass subway tile adorns the backsplash. We fitted the kitchen with a stainless steel apron sink. The same white and brown color palette has been used for the island. After a not-so-great experience with a previous contractor, this homeowner came to Kraft Custom Construction in search of a better outcome. Not only was she wanting a more functional kitchen to enjoy cooking in, she also sought out a team with a clear process and great communication. Two elements of the original floorplan shaped the design of the new kitchen: a protruding pantry that blocked the flow from the front door into the main living space, and two large columns in the middle of the living room. Using a refined French-Country design aesthetic, we completed structural modifications to reframe the pantry, and integrated a new custom buffet cabinet to tie in the old columns with new wood ceiling beams. Other design solutions include more usable countertop space, a recessed spice cabinet, numerous drawer organizers, and updated appliances and finishes all around. This bright new kitchen is both comfortable yet elegant, and the perfect place to cook for the family or entertain a group of guests.
