This transitional timber frame home features a wrap-around porch designed to take advantage of its lakeside setting and mountain views. Natural stone, including river rock, granite and Tennessee field stone, is combined with wavy edge siding and a cedar shingle roof to marry the exterior of the home with it surroundings. Casually elegant interiors flow into generous outdoor living spaces that highlight natural materials and create a connection between the indoors and outdoors. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This one story home was transformed into a mid-century modern masterpiece with the addition of a second floor. Its expansive wrap around deck showcases the view of White Rock Lake and the Dallas Skyline and giving this growing family the space it needed to stay in their beloved home. We renovated the downstairs with modifications to the kitchen, pantry, and laundry space, we added a home office and upstairs, a large loft space is flanked by a powder room, playroom, 2 bedrooms and a jack and jill bath. These Ann Arbor homeowners opted for an unattached screened-in porch with a raised deck that could be used for dining, relaxing, or gathering which overlooked their beautiful backyard. The thoughtful design keeps it visually appealing while blending seamlessly with the existing home. Being detached from the house doesn't block light into the basement windows nor does it shade the family room or obstruct any other windows of the home. It does, however, help shade — in a good way! — the part of the paver patio that was not replaced with decking and minimizes the heat during Michigan summers.

ATIID collaborated with these homeowners to curate new furnishings throughout the home while their down-to-the studs, raise-the-roof renovation, designed by Chambers Design, was underway. Pattern and color were everything to the owners, and classic “Americana” colors with a modern twist appear in the formal dining room, great room with gorgeous new screen porch, and the primary bedroom. Custom bedding that marries not-so-traditional checks and florals invites guests into each sumptuously layered bed. Vintage and contemporary area rugs in wool and jute provide color and warmth, grounding each space. Bold wallpapers were introduced in the powder and guest bathrooms, and custom draperies layered with natural fiber roman shades ala Cindy’s Window Fashions inspire the palettes and draw the eye out to the natural beauty beyond. Luxury abounds in each bathroom with gleaming chrome fixtures and classic finishes. A magnetic shade of blue paint envelops the gourmet kitchen and a buttery yellow creates a happy basement laundry room. The 40 foot long and 12 feet wide screened porch covers the back of the home and has a stacked stone fireplace at one end as well as a custom bar with kegorator and wine refrigerator. The fireplace has outlets for a mounted tv and speakers for surround sound. Tounge and Groove ceilings compliment the look. This porch is large enough for 4 distinct areas, sitting, dining, bar, and the bedswing.

This beautiful screened porch and grilling deck were a new addition to the home. Opening up from the family room, the porch allows for indoor-outdoor entertaining in almost any weather. Equipped with an outdoor wood burning fireplace and TV as well as living and and ceiling fans, this space can be enjoyed day or night by the entire family.
