Dawson Lupul Builders

Overall, I give D&L a solid B or 3.5 stars. This was our first new build experience and was overall good. Particularly compared to what we'd seen and heard of others' experiences. We are happy with the house, but I might not choose them again in future. Pros: - We were allowed to mostly select what we wanted. As well as particular requested tweaks/ details. - After hours/ weekend meetings were offered in the beginning. - Randy, their site manager, was a joy to work with and followed through with all requests. Cons: - The carpenters smoked in the house during the trim out phase. It still smells one year later..... - The Painters who D&P contracted left a lot to be desired. Their "professional" quality of work was was sub-standard in my opinion and annoys me on a daily basis. Recommendations on paint products (brands, finishes, etc.) were also sub-par in comparison to other materials used. As with any first time, there are small regrets and things we would do differently but we are happy in our new home.

We are nearing the end of our project with Dawson Lupul Builders (DLB). We are currently in the punch phase and our experience has been positive throughout the entire project so far. DLB remodeled the entire 1st floor of our house plus some of the 2nd floor. The 1st floor included the kitchen, master bathroom, powder room, new floors throughout, new light fixtures, surround sound, ethernet wiring, HVAC improvement, and a new railing. The kitchen, master bath, and railing were designed by Mark Dawson. We enjoyed working with the entire team: Mark, Dean, Sue (the office manager), and Randy (the superintendent). They always listened to our ideas and concerns and did their best to execute on them. DLB is very good about keeping to the budget, and they're also good about setting expectations in terms of timeline. They also do high quality work and ensure high quality deliverables from all their tradespeople. We definitely recommend them!

Really fantastic! - I had heard lots of horror stories from others who went through the process of having a new home built about delays and how they never really trusted their builder. Our experience could not have been better. Mark and Dean are pros who know their stuff and were very transparent about costs and schedule throughout the whole process. They really got to know us and what we liked and built a house that is perfect for our family. Mark is great at making small architectural changes that add a lot to the house and Dean is fantastic at knowing what selections to make to have the house look great on the inside. We really couldn't be more pleased

Our designer recommended Dawson Lupul Builders because she thought they would be a good working match with our family. We were frustrated after interviewing contractor after contractor because no one was very transparent regarding fees and expectations. Dean and Mark were both great to work with. Mark handles most of the organizational project management and financial. Dean walks you through all the vendors and ordering of fixtures/appliances/etc. They were upfront and honest about the work needed to done and let us know the possible "problem areas" since we were doing a total remodel. It was all laid out in a check list fashion to make sure they cover all areas. The Bill is similarly laid out with the projected cost (that fluctuates based on your fixture/appliance picks). Overall, I believe you get good value for the service you receive. They are no way "cheap." You are paying to good service and solid work. The foreman, Randy, was a delight to work with. He worked really hard to make sure that our needs and questions were met. If there was ever a problem with a contractor, they took care of it quickly. we did have one problem with our appliance (the salesman misrepresented the oven/range specs and I was insistent from the get go that I NEEDED a certain amount of propane btu's. that was the one spec that was non-negotiable for me). Dean went to bat for us and played hardball to make sure we got what was promised. we are completely happy with the final product and love our home.

I have known Mark and Dean for many years. I bought a condo from them in 2013 and it was one of the best decisions I have ever made. I love my home. It is small(ish) but they did a fantastic job utilizing every square inch and the finishes they chose make it seem very high end.

Everyone at Dawson Lupul was great to work with! Mark and Dean did a great job guiding us through the building process and offered great feedback and direction on finish out options. Randy was a terrific construction supervisor who really cared that we had a well built home. Overall, the experience was a pure joy. If we ever build another home, Dawson Lupul will be our builder!

Dawson Lupul Builders was a fantastic experience. Dean, Mark and team did a wonderful job steering me through the renovation/almost complete re-build of my house. Helped me make proper financial decisions where it makes sense yet encouraged me to do things that make my house mine. They have also been great on any follow up work to make sure that even post move in the entire experience is enjoyable. I would and have recommended them to friends.

Wonderful experience. Loved every step in the building process with Dawson Lupul team. Would build another house with them without hesitation.
