Waimanalo House
Laundry: Need at least 2 washing machines. Only need 1 dryer. Could either have 1 washing machine upstairs, and 1 washing machine and 1 dryer downstairs, or could have 2 wash and 1 dry all downstairs. If we do that, can we install upstairs laundry shoot? Have mudroom storage and sink by downstairs laundry.
Exterior: I want to have rain catchment barrels so I need a roof that is good at catching water. No asphalt shingles. Likely a metal roof or something that will hold up by the beach and is good for catching water. Walls could be beadboard exterior or something simple for Waimanalo country look. May paint house green or cream like the photo.
Exterior: Incorporate rain catchment into design. Add rain barrel(s) and plan out rain movement as design feature.
Exterior: Think about waterproof materials where exterior shower will be installed.
Lanai: Need screens - either a screened in porch, sliding screens, or retractable Phantom screens. The mesh used was 18/14 Insect Mesh and the color was Charcoal. It provides 40% UV blockage and has a 58% openness.
Upstairs: second story could have narrow covered lanai facing makai BUT should be placed to avoid black powerlines right in center of view. Windows from upstairs need to be placed to have NO black power lines in view.
Lanai: I like the look of Buffed concrete deck and french doors onto deck, but it may not be right for our project.
Exterior: I definitely want to use wooden posts in front, back or both. We can harvest invasive strawberry guava, and probably figure out how to have prepped.
Lanai: wall-sized telescoping French doors between living room and lanai. I like this look but not sure it will work. Need breeze and fly protection.
Lanai: wood slats for privacy
Lanai: untreated garapa wood deck, which performs like ipe but is significantly cheaper.
Lanai: solar panels as shade/roof/awning for upstairs balcony lanai, downstairs backyard lanai and/or carport. We will use carport and maybe backyard lanai even when it rains so Iʻm not sure solar panels as roof will keep rain out.
Exterior: slope roof up with drain spout at angle for lanai? Rain water pouring out of one big gutter into nice catchment barrel.
Lanai or yard:
Lanai: idea - electric sliding screens by phantom screens, and shutter roof.
Lanai: idea - tall screened in lanai
Interior: think about possible use of clerestories - maybe between bedroom and master closet
Windows: high louvered windows for main living area and possibly other places on east and west walls of both floors and makai wall of first floor.
Exterior: Big awnings for shade. Maybe even awnings that fold down for storm protection.
Lanai: idea - screened in lanai. Small house footprint.
General: exposed beams and expansive floor to ceiling views, open airy feel.
Interior: if this could be all screens facing mauka. Want 2-story views mauka.
Interior: skylight in kitchen for natural light
Screened in lanai: The retractable windows are from Amazing EZ-Screen Porch Windows. The clear vinyl windows keep out rain, wind, snow and pollen when closed and let in the breeze when open. Paired with a heater in the ceiling, they allow the family to use the porch year-round. “The windows are also very durable — a kid could run into one and it would contract and then bounce back,” van Rooyen says. The bottom panel of each window is fixed, and the rest of the panels lower and stack next to the fixed panels to let in the breeze. The windows are screened.
