Established in 1895 as a warehouse for the spice trade, 481 Washington was built to last. With its 25-inch-thick base and enchanting Beaux Arts facade, this regal structure later housed a thriving Hudson Square printing company. After an impeccable renovation, the magnificent loft building’s original arched windows and exquisite cornice remain a testament to the grandeur of days past. Perfectly anchored between Soho and Tribeca, Spice Warehouse has been converted into 12 spacious full-floor lofts that seamlessly fuse old-world character with modern convenience. Steps from the Hudson River, Spice Warehouse is within walking distance of renowned restaurants, famed art galleries, specialty shops and boutiques. With its golden sunsets and outstanding facilities, this is the ideal destination for those seeking the tranquil pleasures of the Hudson River waterfront. Expansive private floor residences were designed to be both versatile and functional, each with 3- to 4-bedrooms, 3 full baths, and a home office. Several residences enjoy dramatic Hudson River views. This open space has been designed to accommodate a perfect Tribeca city lifestyle for entertaining, relaxing and working. This living room design reflects a tailored “old-world” look, respecting the original features of the Spice Warehouse. With its high ceilings, arched windows, original brick wall and iron columns, this space is a testament of ancient time and old world elegance. The design choices are a combination of neutral, modern finishes such as the Oak natural matte finish floors and white walls, white shaker style kitchen cabinets, combined with a lot of texture found in the brick wall, the iron columns and the various fabrics and furniture pieces finishes used throughout the space and highlighted by a beautiful natural light brought in through a wall of arched windows. The layout is open and flowing to keep the feel of grandeur of the space so each piece and design finish can be admired individually. As soon as you enter, a comfortable Eames lounge chair invites you in, giving her back to a solid brick wall adorned by the “cappuccino” art photography piece by Francis Augustine and surrounded by flowing linen taupe window drapes and a shiny cowhide rug. The cream linen sectional sofa takes center stage, with its sea of textures pillows, giving it character, comfort and uniqueness. The living room combines modern lines such as the Hans Wegner Shell chairs in walnut and black fabric with rustic elements such as this one of a kind Indonesian antique coffee table, giant iron antique wall clock and hand made jute rug which set the old world tone for an exceptional interior. Huntsmore​ handled the complete design and build of this bathroom extension in Brook Green, W14. Planning permission was gained for the new rear extension at first-floor level. Huntsmore then managed the interior design process, specifying all finishing details. The client wanted to pursue an industrial style with soft accents of pinkThe proposed room was small, so a number of bespoke items were selected to make the most of the space. To compliment the large format concrete effect tiles, this concrete sink was specially made by Warrington & Rose. This met the client's exacting requirements, with a deep basin area for washing and extra counter space either side to keep everyday toiletries and luxury soapsBespoke cabinetry was also built by ​Huntsmore​ with a reeded finish to soften the industrial concrete. A tall unit was built to act as bathroom storage, and a vanity unit created to complement the concrete sink. The joinery was finished in Mylands' 'Rose Theatre' paintThe industrial theme was further continued with Crittall-style steel bathroom screen and doors entering the bathroom. The black steel works well with the pink and grey concrete accents through the bathroom. Finally, to soften the concrete throughout the scheme, the client requested a reindeer moss living wall. This is a natural moss, and draws in moisture and humidity as well as softening the room.

The homeowners had a very specific vision for their large daylight basement. To begin, Neil Kelly's team, led by Portland Design Consultant Fabian Genovesi, took down numerous walls to completely open up the space, including the ceilings, and removed carpet to expose the concrete flooring. The concrete flooring was repaired, resurfaced and sealed with cracks in tact for authenticity. Beams and ductwork were left exposed, yet refined, with additional piping to conceal electrical and gas lines. Century-old reclaimed brick was hand-picked by the homeowner for the east interior wall, encasing stained glass windows which were are also reclaimed and more than 100 years old. Aluminum bar-top seating areas in two spaces. A media center with custom cabinetry and pistons repurposed as cabinet pulls. And the star of the show, a full 4-seat wet bar with custom glass shelving, more custom cabinetry, and an integrated television-- one of 3 TVs in the space. The new one-of-a-kind basement has room for a professional 10-person poker table, pool table, 14' shuffleboard table, and plush seating.

This project was a gut renovation of a loft on Park Ave. South in Manhattan – it’s the personal residence of Andrew Petronio, partner at KA Design Group. Bilotta Senior Designer, Jeff Eakley, has worked with KA Design for 20 years. When it was time for Andrew to do his own kitchen, working with Jeff was a natural choice to bring it to life. Andrew wanted a modern, industrial, European-inspired aesthetic throughout his NYC loft. The allotted kitchen space wasn’t very big; it had to be designed in such a way that it was compact, yet functional, to allow for both plenty of storage and dining. Having an island look out over the living room would be too heavy in the space; instead they opted for a bar height table and added a second tier of cabinets for extra storage above the walls, accessible from the black-lacquer rolling library ladder. The dark finishes were selected to separate the kitchen from the rest of the vibrant, art-filled living area – a mix of dark textured wood and a contrasting smooth metal, all custom-made in Bilotta Collection Cabinetry. The base cabinets and refrigerator section are a horizontal-grained rift cut white oak with an Ebony stain and a wire-brushed finish. The wall cabinets are the focal point – stainless steel with a dark patina that brings out black and gold hues, picked up again in the blackened, brushed gold decorative hardware from H. Theophile. The countertops by Eastern Stone are a smooth Black Absolute; the backsplash is a black textured limestone from Artistic Tile that mimics the finish of the base cabinets. The far corner is all mirrored, elongating the room. They opted for the all black Bertazzoni range and wood appliance panels for a clean, uninterrupted run of cabinets.
