A small space deserves just as much attention as a large space. This powder room is long and narrow. We didn't have the luxury of adding a vanity under the sink which also wouldn't have provided much storage since the plumbing would have taken up most of it. Using our creativity we devised a way to introduce corner/upper storage while adding a counter surface to this small space through custom millwork. Our clients had been in their home since the early 1980’s and decided it was time for some updates. We took on the kitchen, two bathrooms and a powder room. This petite master bathroom primarily had storage and space planning challenges. Since the wife uses a larger bath down the hall, this bath is primarily the husband’s domain and was designed with his needs in mind. We started out by converting an existing alcove tub to a new shower since the tub was never used. The custom shower base and decorative tile are now visible through the glass shower door and help to visually elongate the small room. A Kohler tailored vanity provides as much storage as possible in a small space, along with a small wall niche and large medicine cabinet to supplement. “Wood” plank tile, specialty wall covering and the darker vanity and glass accents give the room a more masculine feel as was desired. Floor heating and 1 piece ceramic vanity top add a bit of luxury to this updated modern feeling space. One of the main features of the space is the natural lighting. The windows allow someone to feel they are in their own private oasis. The wide plank European oak floors, with a brushed finish, contribute to the warmth felt in this bathroom, along with warm neutrals, whites and grays. The counter tops are a stunning Calcatta Latte marble as is the basket weaved shower floor, 1x1 square mosaics separating each row of the large format, rectangular tiles, also marble. photos by Pedro Marti The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel. pedro marti

This project included a reconfiguration of the second story, including a new bathroom and walk-in closet for the primary suite. We brought in ample light with multiple skylights, added coziness with a fireplace, and used rich materials for a result that feels luxurious and reflects the personality of the stylish homeowners.
