Our clients had a cramped and outdated kitchen that lacked flow. They envisioned a space the family could share, including an eat-in kitchen with an island. Their small master bathroom also needed a facelift, more counter space, and storage options. They desired both spaces to be clean with a modern aesthetic. Thoughtful architectural planning dramatically opened the space in this home to encompass the kitchen, dining, and hallway areas into one unified expanse. JRP removed the soffit and pushed back the appliance wall into the hallway to create the space needed for the central island-a place to hang out while dinner is being made, but also double as an additional food prep area. The cabinetry, along with the quartz backsplash and countertop, made for a clean, modern look. Upstairs, the master bathroom transformed into a clutter-free zen zone. The tiny closet and outdated vanity were removed and replaced by an integrated counter space with white oak cabinetry, drawers, and open space shelving. The dated round-framed mirrors were swapped out in favor of one large, singular mirror. The most used areas in this home are now comfortable and polished with surfaces that are both simple and easy to clean. This remodel design embraces modern living at its best. This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage. The client came to comma design in need of an upgrade to their existing kitchen to allow for more storage and cleaner look. They wanted to swap their laminate bench to a sleek stone bench tops that can provide a luxurious loo to their space. Comma design worked closely with the trades on site to achieve the results.

This home belongs to a fabulous couple who love to entertain & travel. They needed a space that would accommodate large gatherings but still feel warm and cozy.

This outdated kitchen came with flowered wallpaper, narrow connections to Entry and Dining Room, outdated cabinetry and poor workflow. By opening up the ceiling to expose existing beams, widening both entrys and adding taller, angled windows, light now steams into this bright and cheery Mid Century Modern kitchen. The custom Pratt & Larson turquoise tiles add so much interest and tie into the new custom painted blue door. The walnut wood base cabinets add a warm, natural element. A cozy seating area for TV watching, reading and coffee looks out to the new clear cedar fence and landscape.

This was a full gut an renovation. The existing kitchen had very dated cabinets and didn't function well for the clients. A previous desk area was turned into hidden cabinetry to house the microwave and larger appliances and to keep the countertops clutter free. The original pendants were about 4" wide and were inappropriate for the large island. They were replaced with larger, brighter and more sophisticated pendants. The use of panel ready appliances with large matte black hardware made gave this a clean and sophisticated look. Mosaic tile was installed from the countertop to the ceiling and wall sconces were installed over the kitchen window. A different tile was used in the bar area which has a beverage refrigerator and an ice machine and floating shelves. The cabinetry in this area also includes a pullout drawer for dog food.

These clients had recently moved to Texas and really needed to remodel a few spaces in the home - the kitchen was number 1 priority! Wanting a clean and modern update, while keeping the room warm and inviting, we think we hit the mark. Cabinets are from Ultracraft. The perimeter is their Metropolis Door in Melamine - Silver Elm vertical grain. The island we contrasted with the Acrilux II Lux door in Pure White (gloss). Cabinet hardware from from Atlas Homewares, the IT pull in brushed nickel. Counters we were able to pull two different materials together. The perimeter counter material was Pure White from Caesarstone - very simple. Brought in some pattern with Quartzmaster Calcutta Borghini on the backsplash, and on the island. The mitered waterfall edge gives it an extra "oomph" that we just love. For fixtures, we kept things fairly simple. A Blanco super single bowl sink, and California Faucets Corsano Pull down at the island. We paired with a matching soap dispenser and air switch. The appliances were also important, so we took some time mixing and matching what was needed and what worked well within the budget. From Wolf we have a gas cooktop, Double oven and Microwave. We opted for a Best Vent Hood and blower, Electrolux Refrigerator ad Bosch Dishwasher to round out the selections.

Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary.
