Exterior - Front Entry Beach House at Avoca Beach by Architecture Saville Isaacs Project Summary Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ The core idea of people living and engaging with place is an underlying principle of our practice, given expression in the manner in which this home engages with the exterior, not in a general expansive nod to view, but in a varied and intimate manner. The interpretation of experiencing life at the beach in all its forms has been manifested in tangible spaces and places through the design of pavilions, courtyards and outdoor rooms. Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ A progression of pavilions and courtyards are strung off a circulation spine/breezeway, from street to beach: entry/car court; grassed west courtyard (existing tree); games pavilion; sand+fire courtyard (=sheltered heart); living pavilion; operable verandah; beach. The interiors reinforce architectural design principles and place-making, allowing every space to be utilised to its optimum. The house is designed to maximise the spectacular Avoca beachfront location with a variety of indoor and outdoor rooms in which to experience different aspects of beachside living. Client brief: home to accommodate a small family yet expandable to accommodate multiple guest configurations, varying levels of privacy, scale and interaction. A home which responds to its environment both functionally and aesthetically, with a preference for raw, natural and robust materials. Maximise connection – visual and physical – to beach. The response was a series of operable spaces relating in succession, maintaining focus/connection, to the beach. The public spaces have been designed as series of indoor/outdoor pavilions. Courtyards treated as outdoor rooms, creating ambiguity and blurring the distinction between inside and out. A progression of pavilions and courtyards are strung off circulation spine/breezeway, from street to beach: entry/car court; grassed west courtyard (existing tree); games pavilion; sand+fire courtyard (=sheltered heart); living pavilion; operable verandah; beach. Verandah is final transition space to beach: enclosable in winter; completely open in summer. This project seeks to demonstrates that focusing on the interrelationship with the surrounding environment, the volumetric quality and light enhanced sculpted open spaces, as well as the tactile quality of the materials, there is no need to showcase expensive finishes and create aesthetic gymnastics. The design avoids fashion and instead works with the timeless elements of materiality, space, volume and light, seeking to achieve a sense of calm, peace and tranquillity. Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ Focus is on the tactile quality of the materials: a consistent palette of concrete, raw recycled grey ironbark, steel and natural stone. Materials selections are raw, robust, low maintenance and recyclable. Light, natural and artificial, is used to sculpt the space and accentuate textural qualities of materials. Passive climatic design strategies (orientation, winter solar penetration, screening/shading, thermal mass and cross ventilation) result in stable indoor temperatures, requiring minimal use of heating and cooling. Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ Accommodation is naturally ventilated by eastern sea breezes, but sheltered from harsh afternoon winds. Both bore and rainwater are harvested for reuse. Low VOC and non-toxic materials and finishes, hydronic floor heating and ventilation ensure a healthy indoor environment. Project was the outcome of extensive collaboration with client, specialist consultants (including coastal erosion) and the builder. The interpretation of experiencing life by the sea in all its forms has been manifested in tangible spaces and places through the design of the pavilions, courtyards and outdoor rooms. The interior design has been an extension of the architectural intent, reinforcing architectural design principles and place-making, allowing every space to be utilised to its optimum capacity. With a grand total of 1,247 square feet of living space, the Lincoln Deck House was designed to efficiently utilize every bit of its floor plan. This home features two bedrooms, two bathrooms, a two-car detached garage and boasts an impressive great room, whose soaring ceilings and walls of glass welcome the outside in to make the space feel one with nature.

The simple volumes of this urban lake house give a nod to the existing 1940’s weekend cottages and farmhouses contained in the mature neighborhood on White Rock Lake. 10K designed this new construction home for a family of four who relocated to a serene, tranquil, and heavily wooded lot in Shorewood. Careful siting of the home preserves existing trees, is sympathetic to existing topography and drainage of the site, and maximizes views from gathering spaces and bedrooms to the lake. Simple forms with a bold black exterior finish contrast the light and airy interior spaces and finishes. Sublime moments and connections to nature are created through the use of floor to ceiling windows, long axial sight lines through the house, skylights, a breezeway between buildings, and a variety of spaces for work, play, and relaxation.

For this remodel in Portola Valley, California, we were hired to rejuvenate a circa 1980 modernist house clad in deteriorating vertical wood siding. The house included a greenhouse style sunroom which got so unbearably hot as to be unusable. We opened up the floor plan and completely demolished the sunroom, replacing it with a new dining room open to the remodeled living room and kitchen. We added a new office and deck above the new dining room and replaced all of the exterior windows, mostly with oversized sliding aluminum doors by Fleetwood to open the house up to the wooded hillside setting. Stainless steel railings protect the inhabitants where the sliding doors open more than 50 feet above the ground below. We replaced the wood siding with stucco in varying tones of gray, white and black, creating new exterior lines, massing and proportions. We also created a new master suite upstairs and remodeled the existing powder room. Architecture by Mark Brand Architecture. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

The artfully designed Boise Passive House is tucked in a mature neighborhood, surrounded by 1930’s bungalows. The architect made sure to insert the modern 2,000 sqft. home with intention and a nod to the charm of the adjacent homes. Its classic profile gleams from days of old while bringing simplicity and design clarity to the façade. The 3 bed/2.5 bath home is situated on 3 levels, taking full advantage of the otherwise limited lot. Guests are welcomed into the home through a full-lite entry door, providing natural daylighting to the entry and front of the home. The modest living space persists in expanding its borders through large windows and sliding doors throughout the family home. Intelligent planning, thermally-broken aluminum windows, well-sized overhangs, and Selt external window shades work in tandem to keep the home’s interior temps and systems manageable and within the scope of the stringent PHIUS standards.
